Upon viewing a suitable property To Let through Yourpropertyladder Ltd and then deciding to proceed to application you will be required to read fully the How2Rent brochure and then proceed to complete your referencing application form and return to Yourpropertyladder Ltd .

Right 2 Rent - (Immigration Act 2014)

In order to proceed to application Your Property Ladder Ltd will need to obtain from you documentary proof of he following but not limited to

Passport / Birth Certificate

Residency Visa

Driving Licence

Utility Bills

The information obtained will be for the purpose of satisfying residency checks in accordance with the Immigration Act 2014.

Upon receipt of Yourpropertyladder Ltd  obtaining satisfactory references it will be our intention to offer up a formal Assured Shorthold Tenancy Agreement for a minimum fixed term period of 6 months .

For all properties let and under management by Yourpropertyladder Ltd a Bond Deposit and the first months rent will need to be received by Yourpropertyladder Ltd as cleared funds before we can hand you the keys to your new home . The Bond Deposit is normally equivalent to one months rent unless otherwise agreed .

Protecting Your Deposit

In line with current legislation and for peace of mind Yourpropertyladder Ltd are members of The Deposit Protection Service and will register all deposits with the scheme within the permitted time scales on behalf on the tenant.  We will also provide you as the new tenant with the prescribed information confirming all the required information about your Bond Deposit . Tenants Fees & Other Charges.

  1. Property Holding Fee - Maximum 1 weeks rent.

  2. Bond Deposit - Equal to 1 month or up to 5 weeks rent

  3. Authorised charges on any variation or novation's of any ongoing Tenancy. £50.00

  4. Unpaid Rent Charge - Should rents due remain unpaid for 14 days, interest may be charged at 3% above Bank Of England Base rate until funds are received in full.
